Barclays Secures Long-Term Control of Canary Wharf Headquarters in £750 Million Deal

Barclays has entered into a £750m deal to take control of its global headquarters in One Churchill Place in Canary Wharf, continuing its presence in the tower for up to 999 years, while strengthening its foothold in the financial capital of the world.

The FTSE 100 bank has replaced a lease agreement that was set to expire in 2039 by acquiring a long leasehold interest in the building from Canary Wharf Group. That lease had been extended two years ago by Barclays but the new deal eliminates the prospect of any future renewals and ensures long-term security of its headquarters.

Since 2005, One Churchill Place has been home to Barclays’ global headquarters. The office tower covers a total area of approximately one million square feet and is still one of the most visible commercial buildings in Canary Wharf.

The acquisition will enhance Barclays’ ability to invest in the property and offer flexibility to meet changing office needs and working practices, the bank said. The bank is one of the big employers who has adapted to hybrid working, which was implemented after the COVID-19 pandemic with businesses rethinking their office space requirements.

Group Chief Executive, C.S. Venkatakrishnan, stated that the deal would boost the bank’s faith in London as one of the world’s top financial centres.

The acquisition, Venkatakrishnan said, “provides us with long term certainty, flexibility on our footprint in London and a continued strong belief in the continued importance of London as one of the world’s leading global financial centres.

The deal, which is the largest of its kind in a decade, was a strong recommendation to Canary Wharf and the overall commercial real estate sector of London, according to Shobi Khan, the chief executive of Canary Wharf Group. The transaction is one of the largest office property transactions in recent years in Europe, at £750m.

The agreement follows a number of years of uncertainty surrounding demand for office space in Canary Wharf as the area has gained more and more momentum in recent years to become host to key financial institutions. Districts are once again attracting banking, payments and payment technology firms that want modern office space.

Visa has already revealed plans to move its European headquarters to One Canada Square under a 15-year lease for some 300,000 square feet. Digital bank Zopa has also acquired a new 20,000 square foot office in Canary Wharf, 20 Water Street, to house its growing staff, in what it is calling its most ambitious expansion.

The proposed office development by JPMorgan Chase at Canary Wharf is also under the spotlight. The US banking group has announced a plan to build a tower in London that will be its primary home office in the UK and the largest office in Europe, the Middle East and Africa, to host up to 12,000 workers.

But the project will still be dependent on the government policy and tax environment. JPMorgan said it will make its final investment decision when “long-term certainty” is provided in terms of business rates and the overall tax climate.

The new contract will give Barclays the security of its main corporate headquarters for generations to come and also eliminate any doubt over its future use and provides further reassurance of the strength of Canary Wharf as one of London’s primary financial hubs.
